If you buy or build residential real estate for your family's own use, you can apply for the Baukindergeld (child building allowance) under certain conditions.

Description

The Federal Ministry of the Interior, Building and Community (BMI) subsidizes owner-occupied residential property for families with children and single parents.

You can receive EUR 12,000 in child building grants for every child under 18 years of age who is eligible for child benefit for:

  • the new construction or purchase of owner-occupied houses or condominiums.

You will not receive Baukindergeld:

  • if
    • all your children are 18 years of age or older or
    • your children no longer live in your household and
    • you are no longer entitled to child benefit.
  • if you have already received Baukindergeld for another residential property,
  • if you already own a residential property,
  • for holiday homes and weekend cottages and vacation rentals,
  • if residential property is transferred to you, for example by
    • anticipated succession,
    • testamentary disposition or
    • Donation.
  • upon purchase or transfer of property between
    • Spouses,
    • or life partners
    • partners in another long-term union.
  • upon purchase or transfer of property between relatives of a household member in the direct line, for example
    • Children,
    • Parents,
    • Grandparents or
    • Great-grandparents.
  • if you buy your residential property from a household member.

You can only receive child building allowance if you do not exceed certain income limits:

  • for families or single parents with one child: Your taxable household income may not exceed EUR 90,000 per year.
  • for families or single parents with multiple children: The limit increases by EUR 15,000 in each case. Example: With two children, your taxable household income may not exceed EUR 105,000 per year (EUR 90,000 + EUR 15,000).

The Baukindergeld is paid as a grant:

  • for each eligible child under 18 years of age: EUR 1,200 per year and
  • For 10 years.

For each additional eligible child, you will receive an additional EUR 12,000 spread over 10 years.

If you from your subsidized residential property

  • move out,
  • or do you rent out
  • sell,

you no longer meet the funding conditions. You must inform KfW Bankengruppe of this in writing immediately. You will then no longer receive the Baukindergeld grant.

Applications for the child-rearing home purchase subsidy (Baukindergeld) are submitted through the KfW Banking Group's grant portal.

Note
Submitting an application is only possible within the scope of available federal funds. There is no legal entitlement to funding.

Procedure

You must submit the application for Baukindergeld online in the KfW grant portal.

  • Open the KfW Grant Portal. Click on "Registration for new customers". Fill out the registration form. Enter your first and last names exactly as they appear on your ID card or passport. Provide an email address that you use permanently. Your email address will be stored as your username and cannot be changed independently later. Then set your individual password.
  • After completing your registration, you will receive an email with a confirmation link. To complete the registration, click the link within 7 days.
  • Log in to the KfW Grant Portal with your email address and password. Click on "Apply for grant now". Select the Baukindergeld grant and provide the required information. Submit the completed application.
  • You must now clearly identify yourself. Launch the KfW Grant Portal. Start the identification by clicking on "Identify now". Select your preferred method:
    • Online via video identification:
      During the video call, you will be personally supported by employees of the commissioned service provider (S-Markt & Mehrwert GmbH & Co. KG). Video identification must always be carried out using the IDNow app.
    • Identification at your post office via POSTIDENT:
      Print the POSTIDENT coupon from the grant portal. Take the coupon and a valid identification document (identity card or passport) to a Deutsche Post branch. Deutsche Post will inform KfW Bankengruppe that the identification has been completed. You will then receive an email from KfW Bankengruppe to the email address you provided in the KfW grant portal.
  • You will receive a confirmation of your application from KfW. You will receive the application confirmation online via the KfW Grant Portal. You can find it under "My Grant Applications".
  • Upload the required documents in the KfW grant portal within 3 months of the application confirmation.
  • You will receive an email after the payout decision has been made.
  • Upon successful completion of the review, you will receive the disbursement confirmation from KfW Bankengruppe. You can find the disbursement confirmation in the KfW Grant Portal under "My Grant Applications".
  • KfW Banking Group will transfer 1,200 euros per child to you each year for 10 years, provided you continue to live in your own home or condominium yourself.
  • If KfW Bankengruppe rejects your application for the child-raising construction allowance (Baukindergeld) or requests additional documents, you will also find this information in the KfW Grant Portal under "My Grant Applications".

Deadlines

  • Application: no later than 6 months after moving into the owner-occupied residential property
  • Submission of required documents: within 3 months from the date your application is confirmed by KfW Bankengruppe

Note
If you fail to meet the deadlines, your claim to the Baukindergeld will expire.
